Ricki finds herself torn between attacking the dire rat and attempting to tame it with the cheese. It sure LOOKS like a vicious feral animal, but having a vicious feral animal for a PET would be cool as hell! Which is the better option?
Well, when in doubt…
Ricki sets the papers on fire and tips the table towards the hole in the cell door. The dire rat retreats onto the wooden bench to get away from the flames. Since it’s no longer actively guarding (or eating) the dead body, Ricki is able to deftly sneak in and snatch the leather armour!
The papers and table all quickly burn up, and the dire rat returns to nibbling on the bare bones.

Look, I’m not going to stop advocating for rat friendship. It doesn’t have to be this rat. If you’re scared of this one, it can be a smaller one. But this dungeon doesn’t have much loot in it, ya know? But the greatest loot? Is companionship. And a rat can provide that.
use the cheese to tame the rats on the floor above and get them to retrieve the sword for you!

Agreed, although we might want to see if they can gnaw the latch off the door first. If we send them through the bars and they don’t follow the plan, then we can’t really get them back.
Oh, and Ricki: put on the armor while you’re at it.

I don’t see the torch anymore; did it get used up?
Well either way, put on the armor and head up to the next level. If you still have the torch, attack the rats with it; otherwise distract them with the cheese. Then get to that cell and hope it’s unlocked so you can grab that sword.

To the third floor and the sword! Wait we don’t have any more lockpicks.
Ricki: Go to the 4th floor
Alright, don the armour and leave the poor rat alone for now (no reason to get hurt trying to fight it, and you might want more protection before trying to tame it in case it doesn’t like that).
Head up two floors and see if you can use your torch to scare the smaller rats into letting you get to the next room without a fight (be ready to get hit though). We can get the sword when you have the tools.
Also, take a peek at the sign on the way.
Ricki Nice. Equip that armor and you should be able to handle the two rats on the next floor without taking damage. The cell there is probably locked but it’s worth checking if you can get that sword.
Since the cell is awaiting cleaning it really might not be locked.
